Area Guide - Burbank, CA

If location is everything, Burbank is all location for its 103,300 people. The city is within Los Angeles County and is close to employment, recreation and entertainment opportunities. The Verdugo Hills overlook Burbank in the southeast of the San Fernando Valley. To the east is the City of Glendale, with Toluca Lake and North Hollywood to the west. Most housing stock is from before the 1970s. The established suburban communities are lush with mature trees, tidy landscapes and the ambiance of a small town.

Ask any Burbank realtor; the community itself is an ideal combination of semi-urban and suburban housing stock. Most homes have one of thirty parks, or green spaces, within walking distance. About half of the homes for sale in Burbank are single-family detached homes. The remaining market is small and large apartments and available condominiums are ideal for first-time buyers.

Major freeway routes serve commuters well. The 5 freeway runs directly north, then south to downtown Los Angeles and beyond. Take the Metrolink (light rail) north or south to central bus hubs. Take the 135 west and meet-up with the 101, and then travel south to Hollywood or north to West San Fernando Valley.

Then there is Bob Hope Airport. The old Burbank Airport is a long-known alternative to Los Angeles International Airport (LAX). In the crowded Los Angeles airport, parking is difficult and flight terminals are confusing. Bob Hope has easy parking, only two connected terminals and has direct flights across the West.

Burbank is a central focal point of modern media. Walt Disney Studios, Warner Brothers (tours available), Nickelodeon Animation Studio, Burbank Studios and lesser entertainment leaders.

Open space is in-town or just next door. To the south, over the river, is Griffith Park with an equestrian center, an observatory, hiking trails, and Travel Town with locomotives and railroad cars on display. The Los Angeles Zoo is a few easy miles adjacent to Griffith Park. The Verdugo Hills have parks, bike trails extending into the city and maintained trails to the north.

Burbank is pedestrian-friendly, and the small city has restaurants, grocery stores, specialty stores, and big-box stores in adjacent communities. The community has restaurants and entertainment venues to rival any in Southern California. Including the oldest Bob’s Big Boy, vintage eateries and major chain restaurants.

Burbank Unified School District adheres to all state regulations. Unlike larger school districts, Burbank schools are efficiently run and administered. It’s an economy of scale. A good tax base, interested parents, and competent educators combine enriching the future of their students. Most homes for sale in Burbank are within walking distance of elementary and middle schools.

A Burbank realtor is the real expert, and there is an ideal home for sale for every unique family. Finding the right Burbank realtor is the first step toward a new future. Upgrading from a home in Burbank to another is a head start. A real estate professional is key to obtaining the new home you need and want.
